هل يلزم تجديد عقد كراء محل تجاري مدته عام قابل للتجديد . وكيف تتم مقاضات المكتري عن عدم تسديد قيمة الكراء وشكرا

اكريت محل تجاري لمكتري بعقد كراء محل تجاري مدته عام قابل للتجديد ومرت الان سنتين لم اجدد العقد ووجدت مشكلة مع المكتري في اداء شهرين من واجب الكراء قسمتها له بالتقسيط كل شهر ولم يلتزم والان زاد بعدم اداء شهرين اخرين وكل شهر يدفع دفعات ناقصة حسب رغبته. سؤالي للاساتذة الكرام: هل يجب تجديد العقد. وهل يحق لي استرجاع المحل لعدم التزام المكتري باداء الواجب الشهري والتماطل لاكثر من سنة وشكرا
